Most failing brick steps in Grand Rapids can be repaired if the base is sound. Repointing and resetting runs $300 to $750 per step in 2026. Once the stoop settles or the core goes hollow, a rebuild runs $1,500 to $4,400. The tell is movement, not appearance.
Front steps are the hardest-working masonry on a Grand Rapids house. Every wall on the property sheds water. The steps hold it. They take boot traffic, snow shovels, deicer salt, and standing meltwater, all on flat surfaces pointed with the same mortar as the wall behind them. So they fail first. Often by decades.
The good news is that failing steps announce themselves early, and caught early, the fix is modest. Here is how we read a set of brick steps, where the line between repair and rebuild actually sits, and what each side of that line costs in 2026.
A brick wall is a drainage system standing on end. Rain hits it, runs down, and the wall dries by suppertime. A brick step is the opposite. Its joints sit flat to the sky, so water pools on them, soaks in, and stays. The National Weather Service office in Grand Rapids tracks 40 to 60 freeze-thaw days in a typical winter, and every one of those swings turns the water sitting in a horizontal joint into a small hydraulic jack.
Then we salt them. Rock salt keeps the treads walkable and quietly destroys them. Salt-laden meltwater soaks into brick and mortar, and when it dries, the salt recrystallizes inside the pores and pushes. That is why the face of a tread powders and flakes while the wall two feet away looks fine. The steel snow shovel scraping the nosings all winter does not help either.
None of this means brick steps are a bad idea. It means they live a harder life than any wall, and they earn maintenance on a shorter clock. A set of steps that gets its joints looked after every decade or so can outlast the roof. A set that gets caulked and ignored becomes a rebuild.
Walk your steps in the morning after a rain and look for five things.
Washed-out joints. Mortar that has gone sandy leaves pale streaks down the risers and grit at the base after every storm. Press a key into a suspect joint. If it crumbles or rakes out like brown sugar, the joint is done. This is the earliest and cheapest stage to catch, and the repair is straightforward repointing, the same craft we covered in our guide to tuckpointing versus repointing.
Loose or rocking units. A tread brick that shifts underfoot has lost its bed. One or two loose units near the nosing is normal wear on older steps. A whole course moving means water has been traveling under the treads for years.
Spalled faces. Flaking, popped faces on treads and the bottom riser are freeze-thaw and salt damage, the same failure we walk through in our brick spalling field guide, concentrated where the exposure is worst. Scattered spalls can be cut out and replaced unit by unit. Spalling across most of the treads usually argues for rebuilding the top surface entirely.
Tipped treads. Set a level on each tread. Steps should pitch slightly away from the house, about a quarter inch per tread, so they shed water forward. Treads that have rotated back toward the door are collecting water against the riser joints and sending it toward the foundation. Pitch problems are rarely cosmetic. They mean the structure under the treads is moving.
The hollow knock. Rap the center of each tread with a knuckle or a broom handle. Solid-set steps answer with a dead thud. A drum sound means voids underneath, where decades of water have washed out the fill or the mortar bed. Hollow steps are living on borrowed time no matter how good the joints look.
Steps qualify for repair when the units are mostly sound, the stoop has not moved, and the damage lives in the joints and a handful of bricks. The scope is usually some combination of raking and repointing every joint, resetting loose treads in a fresh mortar bed, and cutting out spalled units for matched replacements. On pre-war homes we pull salvage brick from the least visible spot, or source period brick, so the patch does not read as a patch.
Mortar choice matters more on steps than anywhere else on the house. For horizontal, weather-exposed, ground-contact work, most masons spec Type S mortar, rated around 1,800 psi under the ASTM C270 standard, where the Type N above it on the wall runs roughly 750 psi. On a historic home the wall gets the soft lime blend that matches the original. The steps are the one place strength wins that argument.

Some steps are past saving, and pushing repairs into them is money spent twice. The signals: a settlement crack opening where the stoop meets the house, the whole assembly leaning or pulling away, treads pitched back toward the door, a core that drums hollow across every tread, or a stoop wearing three generations of caulk and surface patches over the same recurring failures.
A proper rebuild starts below the brick. The old assembly comes off, the footing and base get evaluated and corrected, and the new steps go up on compacted base or a solid block core rather than the rubble-and-hope fill common under older stoops. Treads get pitched to shed water away from the house, joints get struck to shed rather than catch it, and riser heights come out even, which the originals often were not.
Budget $1,500 to $4,400 in 2026 for replacing a stoop of up to five steps, and $2,400 to $5,000 for a three-to-four-step rebuild where matching brick and repointing tie-ins push the scope up. Rebuilds also have to answer to the stair provisions in the residential code Michigan follows, based on the International Residential Code. Risers top out at 7 3/4 inches, treads run at least 10 inches deep, and riser heights within the flight must stay within 3/8 inch of each other. A flight with four or more risers needs a handrail set 34 to 38 inches above the nosings. Plenty of 1920s stoops meet none of that, and a rebuild is the moment to fix it, because an uneven bottom riser is how people fall.
After the work, the maintenance program is short. Skip the rock salt, especially the first winter, and use plain sand or a calcium-based deicer instead. Keep the downspout from discharging across the treads. And every few years, press a key into a joint or two. Ten minutes of looking buys you the cheap repair instead of the expensive one.
