Scope

What this service covers.

Full stamped concrete installation across residential and light commercial. New stamped pours for patios, driveways, walkways, front entries, pool decks, and outdoor living surfaces. Replacement of failing stamped slabs from other contractors. Stamped overlays on existing structurally sound concrete. Re-sealing and color refresh service on stamped slabs that have lost their finish.

Every stamped project starts with an on-site assessment from a senior consultant. The consultant takes measurements, reviews pattern and color options against your home and adjacent masonry, evaluates grading and drainage, and writes a scope sheet that becomes the basis for the written estimate. Pattern, color, and sealer choices get locked in before the pour, not picked from a sample board while the mixer is on site.

Patterns

What stamped concrete can look like.

Stamped concrete starts as a standard 4-inch slab. While the concrete is still plastic, polyurethane texture mats are pressed into the surface to imprint the pattern. The pattern catalog covers four primary categories.

Color

How stamped concrete gets its color.

Color is what separates a good stamped slab from a great one. There are three primary color systems and most projects use a combination of two.

Color samples and pattern boards are reviewed on site. Color hardener and release combinations look different on the screen than they do under West Michigan natural light, so we steer homeowners toward physical samples and reference jobs in the area whenever possible.

Sealing & Maintenance

The sealing schedule that keeps stamped concrete looking new.

Stamped concrete looks like a million bucks the day it is poured. Whether it still looks like a million bucks a decade later comes down to one thing: the sealing schedule. Sealer is a sacrificial layer that takes UV, freeze-thaw scaling, road salt, and surface wear so the colored concrete underneath does not. When the sealer wears thin, the concrete starts taking the abuse directly, the color fades, and the pattern starts to look chalky.

The schedule for West Michigan is straightforward. First sealer coat goes on 28 days after the pour. Reseal every 2 to 3 years thereafter. Driveways and high-traffic walkways trend toward the 2-year side. Backyard patios with light use can stretch to 3 years. Lakeshore properties with heavy UV exposure tend to need more frequent resealing than inland properties.

We offer a resealing service on stamped slabs we poured and on stamped work from other contractors. The crew arrives, pressure washes the surface, lets it dry, and applies two coats of sealer at the proper rate. A typical 300-square-foot stamped patio reseal runs $300 to $500.

FAQ

Stamped concrete questions, answered.

How much does stamped concrete cost in Grand Rapids? Stamped concrete runs $12 to $20 per square foot. A typical 300-square-foot stamped patio runs $3,600 to $6,000.

What patterns are available? Stone (Ashlar slate, Roman slate, cobblestone, flagstone), brick (running bond, herringbone, basket weave), slate (European fan, seamless slate), and wood plank. Pattern catalogs reviewed on site.

How long does stamped concrete last? A properly installed stamped slab should last 25 to 50 years in West Michigan with routine sealing every 2 to 3 years. Slabs that skip the sealing schedule typically fade and surface-scale within 5 to 7 winters.

Stamped concrete vs pavers? Stamped costs $12 to $20 per square foot, pavers run $15 to $30 per square foot. Stamped pours as one slab with no joints for weeds. Pavers can be lifted and reset if one settles.

Does stamped concrete need to be sealed? Yes. First coat at 28 days, reseal every 2 to 3 years. Sealer protects the color, pattern depth, and surface from freeze-thaw scaling and UV fade.

Can stamped concrete go on an existing slab? Sometimes. A stamped overlay can be applied to a structurally sound existing slab. Overlays run $8 to $14 per square foot. Slabs with settling or through-cracks need to come out and be repoured.
